A new neighbourhood for a pioneering city

Our vision is to create an exceptional place that enhances the cultural and social life of Milton Keynes and takes the new town ideal to the next level. Located next to one of the finest contemporary urban parks in Europe, Campbell Park Northside has a south-facing, gently sloping aspect angled to the sunpath, with serviced development parcels already laid out.

The site has long been earmarked to be for development and is one of the few significant sites that can address the challenge and opportunity of positioning Milton Keynes for the next 50 years.

The site is designated as HS5 housing allocation under Policy DS2 ‘Housing Strategy’ of the Milton Keynes Local Plan (Plan:MK). The allocation is designated for c. 1,500 dwellings, at a density of between 100 and 200 dwellings per hectare.

We understand the need to meet modern challenges, such as housing needs, social and environmental change, and technological advancements. Therefore, our aim is to create a mixed tenure, intergenerational, and liveable neighbourhood that is in line with the Milton Keynes ethos and story. We believe that increasing density does not necessarily mean moving away from the new town or garden city ideal. Instead, it provides unique opportunities for embracing new technologies and encouraging lower car dependency.

In addition to the fantastic existing landscape features, such as the medieval hedgerow along the route of the ancient Portway Roman road and formal tree planting along the boulevards, Campbell Park Northside is perfectly situated. CMK is at one end, and the Grand Union Canal is at the other. If you turn right onto the Redway, you can reach the Theatre, Gallery, Ski slope, or John Lewis in just 10 minutes. If you turn left, you can be down by the canal, wake-boarding at South Lake, or enjoying a pint at The Warbler on the Wharf in less than 15 minutes.
