Our vision for phase one
Phase 1 of the Campbell Park Northside development includes proposals for: 442 apartments; a canal side café; work and leisure space for residents; a mobility hub with space for rooftop play areas / growing gardens, small-scale local retail, EV charging infrastructure; car club vehicles, cycling facilities, a community cycle workshop, an e-scooter hub, and parcel collection.
The canal side has been selected as the first phase of the project because it has all the features necessary to make a statement for the rest of the development. This area is separated from the wider masterplan by Overgate, making it a logical starting point.
The design approach for phase 1 is to work with the existing topography as much as possible, which slopes by 10 metres from west to east. Four high-quality point block buildings and a community and mobility will be nestled in the canal side landscape, allowing more than 60% of the site to be used for landscape and open space. Most vehicular traffic will be kept out of the site, with new walking and cycling routes provided to link into the surrounding neighbourhoods.

Phase one will include:

Over 1,700 sqm of landscaped open space designed by Grant Associates
A local play area and activated roof top spaces for the community to enjoy
A new cycle link through the site connecting existing Redways
Green and blue roofs / SuDS features
A Mobility Hub that includes:
- Cycling park with bike hire, electric bicycle charging, and community workshop
- Car parking and EV charging infrastructure
- E-scooters with storage racks, information points, and charging facilities
- Parcel collection with parcel lockers and autonomous delivery pod hub

- Small retail convenience shop and cycle workshop
- Shared driving, including car club vehicles
The creation of over 460 jobs per year during the three year build period and a total GVA of £97m
Additional council tax revenue worth over £9m over 10 years

Phase one sets the tone for the rest of the Campbell Park Northside. It establishes a benchmark of high-quality contemporary design, beautiful public spaces, and a new type of urban/park living.

The Mobility Hub will help to achieve Milton Keynes Council’s ambition to have the most sustainable transport system in the country by 2031. By enabling lower-impact travel, it will bring benefits in air quality, reduced congestion, carbon emissions and social inclusion, whilst maximising the flexibility for users.
